These General Terms and Conditions (hereinafter: GTC) govern the rights and obligations of Best Hosting Balaton Kft. (registered office: 8254 Kékkút, Fő utca 43., company registration number: 19 09 524697, tax number: 27538096-2-19, e-mail: info@kekkutvendeghaz.hu), hereinafter referred to as the "Service Provider", and the Guest in connection with services sold through the online store operated by the Service Provider at www.kekkutvendeghaz.hu, and form an inseparable part of the contract concluded between the Guest and the Service Provider via the internet and the electronic store (hereinafter: "Contract").

 

Images on the website and in advertisements are for illustration purposes only.
The Guest acknowledges that images shown on these platforms may slightly differ from the actual accommodation (e.g. colour shades). Such differences may also depend on the type of electronic device and screen settings. The Service Provider accepts no liability for such differences.

 

2. Description of the accommodation

The accommodation consists of the following units:

- Three double rooms on the upper floor of the building:

- Upstairs Deluxe Room 1

- Upstairs Deluxe Room 2

- Upstairs Standard Room

These rooms share a common living room and a fully equipped kitchen on the ground floor.

- The separate ground-floor apartment includes:

- a bedroom with a double bed,

- a living room with a pull-out sofa (sleeps 2),

- upon request, an extra bed for +1 person,

- a cot available for children up to 2 years of age.

3. Prices and taxes

The listed accommodation rate includes 5% VAT and the local tourist tax (IFA).

Prices may vary depending on the type of accommodation unit, the season, and the number of guests, and are indicated on the accommodation website and in the booking confirmation.

 

If, despite all due care by the Service Provider, an incorrect price appears on the website and its associated marketing channels — particularly a price that is obviously erroneous, significantly different from the widely known, generally accepted or estimated price of the service, or a price appearing due to a system error (including a price of HUF 0 or HUF 1) — the Service Provider is not obliged to provide the service at the incorrect price, but may offer the service at the correct price, upon learning of which the Guest may withdraw from their purchase intention.

 

The Service Provider reserves the right to change the prices and fees of its services. Such changes do not affect the price or fee of services already ordered; the purchase and use of services takes place at the price and fee stated in the order. Accordingly, in the event of a price decrease occurring between the submission of the order and the use of the service, the Service Provider is not in a position to refund money; equally, the Service Provider will not apply any price increases occurring after the order has been placed against the Guest.

Only one coupon may be redeemed per order. Coupon discounts cannot be combined or accumulated. Coupons cannot be exchanged for cash. In the event of cancellation of a service purchased with a discount coupon, the amount stated on the invoice shall be the basis for any refund claim.

 

4. Booking and confirmation

Bookings can be made via the contact details provided in the Contact menu (by email or phone), or online through our website.

A booking is only valid once confirmed in writing by the accommodation provider.

The Guest is required to pay the full accommodation fee in advance at the time of booking.

Currently, only the following payment methods are available:

- online card payment (via the website),

- advance bank transfer (only for email or phone bookings).

Payment in cash on-site or by other means (e.g. SZÉP card) is not available.

Bookings are subject to availability. Please note that the accommodation is listed on several booking platforms; calendar synchronisation occurs at varying intervals, so in rare cases overlapping or duplicate bookings may occur, for which the Service Provider accepts no liability. In the event of an overlap, the booking received first in chronological order shall take precedence. In such cases, we will contact the Guest immediately and offer a solution.

5. Cancellation policy

Bookings may be cancelled free of charge up to 14 days before arrival.

Cancellations made within 14 days of arrival are non-refundable.

In the event of a no-show, the full amount will be charged and no refund will be issued.

6. Check-in and check-out

Check-in: from 15:00

Check-out: by 11:00

The guesthouse operates with self-check-in; there is no reception and no on-site staff.

Entry is via a key safe. The location of the key safe and the access code will be sent to the Guest by email on the day of arrival.

7. Common areas and facilities

Guests are entitled to use the following common areas:

- covered terrace

- garden

- sauna

- hot tub

Safety and hygiene rules and detailed usage instructions are available on our website and posted at the accommodation. Compliance with these rules is mandatory for all guests.

8. House rules and conduct

Quiet hours: every day between 22:00 and 08:00.

Pets are not permitted on the premises.

Smoking inside the building is strictly prohibited. Smoking is only permitted outdoors, at least 5 metres from any doors and windows.

The house rules are posted at the accommodation and are also available on the website. Compliance is mandatory for all guests.

9. Liability and damages

The Guest is obliged to use the accommodation, its furnishings and equipment in the intended manner and with due care.

The Service Provider accepts no liability for any accidents, personal injuries or material damage resulting from improper or careless use of the accommodation — including room furnishings, kitchen appliances, sauna or hot tub.

In the event of significant damage, the Service Provider is entitled to claim full compensation for the damage caused.

10. Parking

Free parking is provided for guests directly in front of the guesthouse.

 

11. Data management

Please note that under current Hungarian law, all accommodation providers are required to record guests' personal data in the Guest Information Closed Database (VIZA). We therefore kindly ask you to send us your identity documents (valid national ID card, passport or driving licence) and address card electronically (e.g. as a photo or scanned copy) no later than 48 hours before arrival.

12. Force majeure

The Service Provider accepts no liability for unavoidable events (e.g. natural disasters, pandemic restrictions, government measures) that make use of the accommodation impossible.

13. Disputes

These GTC and the legal relationship between the Guest and the Service Provider are governed by Hungarian law.

The parties shall endeavour to resolve all disputes amicably. Should this fail, the court having jurisdiction over the Service Provider's registered office shall have exclusive competence.
