Apartment

Accommodation

  • The apartment house is self-catering.
  • The apartment can be booked for 4 people, and a cot for children up to 2 years old and an extra bed for 1 additional person can also be requested.
  • The apartment includes a private kitchen with a dining area, a living room with a pull-out sofa, a bathroom with a shower, and a bedroom.
  • Please take care of the furnishings, furniture, and cleanliness!
  • A quiet period is in effect between 10:00 PM and 8:00 AM – please respect the peace of other guests!
  • If you experience any malfunction or problem, please notify the host immediately!

Kitchen

  • The kitchen is equipped with basic self-catering facilities.
  • All kitchen utensils and appliances (e.g., hob, kettle, microwave, etc.) may only be used as intended and at one's own risk.

Arrival - Departure

  • Independent check-in and check-out with a key placed in a code-locked safe (gate and apartment key).
  • Check-in: AT THE EARLIEST from 3:00 PM.
  • Check-out: AT THE LATEST by 11:00 AM.

Common Areas

  • Several common areas are available to our guests, which they can use freely, but with consideration and respect for each other.
  • Eating is allowed on the covered terrace, but please leave the area clean and return the tables and chairs after use.

Sauna and Hot Tub

  • Showering is mandatory before use!
  • Can only be used in good health, at one's own risk.
  • Children may only use it under adult supervision.
  • Detailed instructions for use are posted.

Parking

  • Parking is available free of charge in front of the house.
  • Please do not obstruct the entry or exit of other vehicles.

Cleanliness and Responsibility

  • Please take care of the furnishings, furniture, and cleanliness, especially in common areas.
  • Every guest is responsible for a clean and tidy environment.
  • Rooms and bathrooms are only cleaned after guest changes, not daily.

Pets

  • Pets are not allowed.

Smoking

  • The apartment is non-smoking.
  • Smoking is only permitted in outdoor areas.

Other Information

  • Wi-Fi is available free of charge; the password can be found in the rooms, along with login details for streaming subscriptions.
  • Lighting fires and grilling are not permitted, as the property is located in a nature conservation area!

Arrival - Departure

  • Check-in: from 3:00 PM
  • Check-out: by 11:00 AM
  • Please notify us in advance of your arrival and departure.

Shared Areas

  • Our guests have access to several shared areas, which they can use freely, but with consideration and respect for others.
  • Eating is allowed on the covered terrace, but please leave the area clean and return the tables and chairs to their original positions after use.
  • The kitchen is a shared area, equipped with the necessary facilities for self-catering.
  • The refrigerator and storage surfaces are shared by everyone, so please ensure that each guest only consumes their own food and stores it in a clearly distinguishable and separate manner.
  • After use, please wash the dishes, put back the utensils, and wipe down the surfaces.

Hot Tub

The hot tub is used at your own risk!!!

User Manual and Safety Regulations

  • Filling is done by the host, but ensure that the water level is at least 5 cm above the highest water pipe connection of the stove.
  • Never use the stove without water!
  • Preparation for lighting:

Check that the firebox and ash pan of the Horizon stove are clean.

Only dry hardwood is recommended (e.g., oak, beech).Buttons

Heating Process – Horizon Stove (ORD 220 type)

  • Firing:

Place kindling and 2-3 small logs inside.

Light with a long match, do not use accelerants or chemicals!

Gradually add more wood as the fire burns steadily.

  • Heating time:

Heating the water from 8–12 °C to approx. 36–38 °C can take 2–3 hours.

In cool weather, the heating time may be longer.

  • Stove handling:

Do not open the stove door frequently!

Watching the fire is mandatory! Do not leave it unattended!

Bathing

  • Ideal water temperature: 36–38 °C (for children 32–34 °C).
  • Bathing duration: max. 20–30 minutes.
  • Shower beforehand!
  • DO NOT use bath salts, bubble bath, oils – they can damage the system components.
  • DO NOT EAT OR DRINK or LITTER in the water – they can damage the system components.

Safety Regulations

  • The Horizon stove can only be used with a filled tub!
  • Do not use indoors!
  • Its use is prohibited under the influence of alcohol or drugs!
  • Do not leave children unattended in or near the tub!
  • Do not store flammable materials near the stove or flue pipe!
  • Do not fire the tub during storms or strong winds!
  • Turn off the equipment after use!

Maintenance and cleaning

  • Maintenance and cleaning of the equipment are carried out by the host!
  • Not usable in winter! – frost can damage the structure!

Important information

  • The stove casing and flue pipe become hot during use – do not touch them!
  • The use of the equipment is at your own risk.
  • Can only be used as prescribed and for its intended purpose.

Sauna

Anyone using the sauna does so at their own risk !!!

Operation:

  • The outdoor 4-person barrel sauna has a manually controlled sauna heater with 2 regulators:
  • TIME: a maximum of 1 hour can be set at a time – do not exceed this and make sure you have turned off the device properly! – After this, wait at least 1 hour before using the sauna again!
  • TEMPERATURE: Maximum 70-80 ℃ can be set
  • The equipment and sauna stones get hot during use, do not touch them!

Recommended sauna use

  • Duration: 8–15 minutes per session, but for beginners, 5–10 minutes may be sufficient.
  • Cooling down: After the session, a cold shower or plunge pool (only for healthy individuals!)
  • Rest: At least 10–15 minutes of rest between two sessions.
  • Number of sessions: Usually 2–3 sessions are sufficient per occasion.

Hygiene before and after sauna use

  • Always shower before using the sauna – this removes impurities from the body surface.
  • Use a towel when sitting or lying on the sauna bench, for hygiene and surface protection.
  • Shower after using the sauna as well

General safety rules

  • Health check: In case of chronic illnesses, consult your doctor before using the sauna!
  • Never stay alone in a closed sauna for an extended period!
  • If you experience dizziness, headache, nausea, or other unpleasant symptoms, leave the sauna immediately!
  • Do not use oily body lotions or perfumes in the sauna – these can cause irritation or fire hazard when heated!

Do not use the sauna in the following cases:

  • Fever, infectious disease, or inflammation
  • Severe varicose veins or after thrombosis
  • First and last trimester of pregnancy (only with medical advice!)
  • Recent surgery, wound, or burn
  • Acute skin conditions
  • Do not use the sauna under the influence of alcohol or drugs! These can lead to severe dehydration, fainting, or cardiac arrest.
  • Do not use the sauna on an empty stomach or immediately after eating. Ideally, it is recommended to use the sauna 1-2 hours after a meal.

Children and elderly

  • Children may only use the sauna under adult supervision.
  • For small children, sauna use is recommended only at low temperatures (max. 50–60°C), for a short duration (under 5 minutes), and only with medical permission.
  • Elderly individuals should pay close attention to their body's reactions and gradual exertion.

Hydration

  • Drink plenty of water before and after using the sauna!
  • Avoid consuming caffeine and alcohol!
